Term of Lease: Start Date: July 17 2026 End Date: July 17 2027 Rent Details: Monthly Rent Amount: $3800 Due Date: Rent is due on the 17th of each month. Payment Method: Zelle or by communication Late Fees: Rent received after 11:59 PM on the [22th] of the month will incur a late fee of $[Amount or %] (check state limits on maximum late fees). 2. Security Deposit & Initial Funds Security Deposit Amount: $3800. Holding & Return: State that the deposit will be held in accordance with state law and returned within 7 days of lease termination, minus any lawful deductions for property damage beyond normal wear and tear. Non-Regulation: Explicitly state: "The security deposit shall NOT be used by the Tenant as the last month's rent." 3. Strict HOA Rules Addendum (Crucial) HOA Compliance: The Leased Premises is located within a community governed by a Homeowners Association (HOA). Tenant acknowledges receipt of a copy of the HOA Rules, Regulations, and Covenants, Conditions, & Restrictions (CC&Rs), attached hereto as Exhibit A. Tenant agrees to strictly abide by all HOA rules. If Tenant's actions, omissions, or guests cause a violation notice or fine to be issued by the HOA, the Landlord shall pay the fine to the association, and the exact amount of the fine shall be billed to the Tenant as Additional Rent, due and payable with the next scheduled monthly rent payment. Failure to pay HOA fines or cure recurring violations constitutes a material breach of this Lease. 4. Mandatory Renter's Insurance Clause To shield yourself from liability and ensure property damage or displacement is covered: Renter's Insurance Requirement: Tenant is recommended to obtain and maintain a comprehensive renter's insurance policy throughout the tenancy. Minimum Liability: The policy must carry a minimum of $100,000 in personal liability coverage. Additional Interest: The Landlord (Shijiao Chen) must be listed on the policy as an "Interested Party" or "Additional Interest" to ensure the insurer automatically notifies the Landlord of any policy lapses, modifications, or cancellations. Condition of Possession: Proof of insurance (the Policy Declarations Page) must be delivered to the Landlord prior to the execution of this lease and before keys or physical possession of the property are granted. 5. Maintenance, Utilities, & Alterations Tenant Pays: Electricity, Gas, Water/Sewer, Trash, Internet/Cable, HOA Dues (annually). Lawn Care & Snow Removal: Tenant is responsible for mowing the lawn, pulling weeds (per HOA standards), and clearing walkways of snow or ice. Tenant Maintenance Responsibilities: Tenant must keep the property clean, promptly report any water leaks or structural issues, and replace lightbulbs and HVAC air filters every [60/90] days. Alterations: "Tenant shall make no alterations, paint, or structural changes to the property without prior written consent from the Landlord." 6. Occupancy, Pets, & Right of Entry Guests & Extended Stays: Limit how long a non-tenant guest can stay without prior written permission (e.g., no more than 14 consecutive days or 30 days total in a calendar year). Pets: Prefer no pets, but negotiable. No smoking Landlord Right of Entry: Specify that the Landlord may enter the premises for inspections, repairs, or showings, provided they give the tenant a minimum of 24 hours' advance notice (except in emergencies, where entry is permitted immediately).
