Lease Terms 599 Brunswick St, Apartment 3, Old Town, ME Lease Term: 12-month lease. Occupancy: Ideal for one occupant; suitable for up to two occupants. Utilities: All utilities are included in the monthly rent, including heat, electricity, water, sewer, and trash removal. Pets: Pets are welcome with landlord approval. A non-refundable pet fee is required before move-in. Tenants are responsible for any damage caused by their pets and must clean up after them at all times. Apartment Location: Third-floor apartment. Applicants should be comfortable with stairs, as there is no elevator access. Rent: Due on the first day of each month. Security Deposit: Equal to one month's rent and due before move-in. Late Fees: Rent not received by the due date may be subject to a late fee as permitted by Maine law. Smoking: No smoking inside the apartment or in common areas. Maintenance: Tenants agree to keep the apartment clean and promptly report any maintenance issues. The landlord is responsible for normal repairs and maintenance not caused by tenant negligence. Parking: Parking is available for tenants. Vehicles must be registered with the landlord and parked only in designated areas. Alterations: No painting, remodeling, or major alterations may be made without the landlord's written permission. Subletting: Subletting or assigning the lease is not permitted without the landlord's written approval. Move-Out: A minimum of 30 days' written notice is required before the end of the lease if the tenant does not intend to renew.
