Monthly Rent: $3,450 Income Requirement: Applicants must show verifiable gross household income of at least 3 times the monthly rent ($10,350+ per month combined). We verify this with recent paystubs, offer letters, tax returns (for self-employed), or bank statements. Credit Score: Minimum credit score of 650 is required for approval. We run a full credit and background check on all adults 18 and older. Eviction History: No recent evictions allowed. A clean rental history is expected. Occupancy & Guests: The unit is suitable for a maximum of 6 occupants (including children). Only the individuals listed on the lease may reside in the unit. No additional occupants or long-term guests are allowed without the landlord's prior written consent and a new application/background check. Overnight guests are limited to a maximum of 14 days in any 6-month period. Unauthorized occupants or repeated long-term guests will be considered a material breach of the lease and may result in eviction. Utilities: Tenant is fully responsible for all utilities, including electricity, water, sewer, cable, and internet. You'll set up accounts directly with the providers. Move-In Costs: At lease signing, we require: First month's rent ($3,450) Last month's rent ($3,450) Security deposit equal to one month's rent ($3,450) Total due at move-in: $10,350 (plus any application or HOA fees). Condo/HOA Approval: Because this is a condo unit in The Village at West Miami, all tenants must also be approved by the condominium association. They have their own application process (which may include similar credit and background requirements) and possible fees we'll guide you through it. Tenants must comply with all HOA rules and regulations. Security Deposit & Advance Rent: All deposits and advance rent will be handled in full compliance with Florida law (Florida Statute 83.49). We provide written disclosure within 30 days and follow strict timelines for any deductions or refunds at move-out. Pets & Smoking: No pets allowed. No smoking inside the unit. Other Policies: Rent is due on the 1st of each month. Late fees apply after the 5th. Subletting or assigning the lease is not permitted.
