Important Lease Agreement Terms Pet Policy Pets are only allowed with prior written approval from the condo owner. If approved, a pet agreement must be signed, and additional pet deposit or monthly pet rent may apply. Unauthorized pets will be considered a lease violation and may result in penalties or termination of the lease. No Smoking Policy Smoking of any kind (including tobacco, marijuana, or vaping) is strictly prohibited inside the unit, on balconies, and in common areas of the building. Violation may lead to lease termination and additional cleaning or damage charges. Condo Complex Rules and Regulations Tenant agrees to follow all HOA/condo association rules, including but not limited to: Noise restrictions Proper use of shared facilities Garbage disposal procedures Guest and parking policies A copy of the condo regulations will be provided and must be acknowledged in writing. Early Termination Clause If the tenant vacates the unit before the lease term ends, the following penalties apply: Tenant forfeits the full security deposit. Tenant owes an additional $1,800 early termination fee (equal to one month's rent). Total penalty for early termination: $3,600 ($1,800 security deposit + $1,800 fee).
