Lease terms

Renters to have utility bills under their name before moving in. No pets allowed. Garage, partial driveway and side yards not available. Early lease termination requires full payment of leftover months of lease. Tenents reponsible for damages occured during lease. First month and security deposit required upon lease agreement. $500 security deposit/cleaning fee reimbursed if property clean before move out. Rent due every 1st of the month, 5 day grace period allowed before acquiring late fees, every 5 days late adds $100 late fee. 2 months missed rent forfits lease and full payment of rest of term is due no later than 15 days, Cashier checks, money orders or cash accepted, no personal checks. List of tenants names must be provided and are the only allowed on property for full time stay, visitors not allowed more than 4 consecutive nights or more than 2 visits per month. Garage driveway and side yards can and will be accessed by landlord between the hours 7am to 7pm Monday through Sunday, Landlord to notify tenants when Garage and Driveway are available for full-time use by the tenants. Tenats to report any issues to landloard regarding fixes, service calls, damages or problems immediately. Tenants responsible for miscellaneous maintenance such as lights bulbs, air filters, yard work ect. Any damaged items are to be reported to landlord, these items are one time use and will not be replaced by landlord if damaged with the exception of washer, dryer, stove, dishwasher, refrigirator upon inspection and determination by a service professional. During lease term landlord has the possibility of performing upgrades, fixes and construction to the benefit of tenant with notification of such work. Absolutely no Illegal drugs, gang affiliations underage drinking or illicit activities allowed it WILL constitute termination of contract and rest of full term payment is required within 15 days. Tenants responsible in full of any injuries or death within the property and are responsible for pool safety of their person and anyone in the property. Tenants responsible for any damages to property including fire, theft, flood damage (un-natural), electrical mischief. Tenants have the option one month before lease is complete to renew for another year without another first month and security/cleaning deposit or change to a month to month term with no defined length of stay, Landlord has the right to NOT renew contract after one year of leased stay. Tenant to notify landlord one month before end of lease for renewal or completion of contract at which time landlord will inspect property for damages and one week before contract expires for a second inspection for determination of $500 deposit cleaning refund.
