Lease terms

Lease Term Minimum 12-month lease required. Lease start and end dates will be specified in the signed rental agreement. Tenant must provide proper notice before moving out as required by the lease and California law. Monthly Rent Monthly rent: $2,800 Rent is due on the agreed-upon date each month. Rent must be paid through the payment method specified by the landlord. Security Deposit A security deposit is required prior to move-in, in an amount permitted by California law. The deposit may be used for lawful purposes, including unpaid rent or repair of tenant-caused damage beyond normal wear and tear. No Indoor Smoking Smoking is strictly prohibited inside the home. This includes cigarettes, cigars, pipes, vaping/e-cigarettes, and cannabis/marijuana. Smoking is also prohibited in the garage and any other enclosed structures on the property. Tenant is responsible for any costs associated with smoke damage, odor removal, or remediation caused by a violation of this provision. Utilities Utilities are not included in the monthly rent unless otherwise agreed to in writing. Tenant will be responsible for utilities identified in the lease. Furnished Property The home is rented fully furnished. Furniture, appliances, kitchen items, and other provided furnishings must remain at the property unless otherwise approved in writing. Tenant is responsible for damage to furnishings beyond normal wear and tear. Occupancy The property may only be occupied by the individuals listed on the lease. Additional occupants or long-term guests require prior written approval from the landlord and must comply with applicable law. Pets No pets are permitted without prior written approval from the landlord. Any approved assistance animals will be handled in accordance with applicable fair-housing laws. Property & Yard Tenant is expected to maintain the home in a clean and sanitary condition and properly dispose of trash. Tenant may not make alterations, install fixtures, paint, or make other modifications without prior written approval. The large outdoor area may be enjoyed by the tenant, but the property must be kept reasonably clean and free of trash or debris. Parking Tenant may use the designated parking areas and detached 2-car garage. Vehicles must be properly registered and operable. No vehicle repairs, dismantling, or storage of non-operational vehicles on the property without prior written approval. Maintenance & Repairs Tenant must promptly notify the landlord of leaks, plumbing issues, appliance problems, damage, or other maintenance concerns. Tenant may not make repairs or hire contractors on behalf of the landlord without prior authorization, except where permitted by law. Alterations & Locks Tenant may not change locks, install security devices, or make alterations to the property without prior written approval, except as otherwise permitted by California law. Subletting & Short-Term Rentals Subleasing, assignment of the lease, Airbnb/VRBO-type rentals, or other short-term rental arrangements are not permitted without the landlord's prior written consent. Quiet Enjoyment Tenant agrees to respect neighbors and refrain from excessive noise, nuisance, or activities that interfere with the quiet enjoyment of surrounding properties. Compliance With Law Tenant agrees to comply with all applicable federal, state, and local laws, ordinances, HOA rules (if applicable), and property rules. Move-In / Move-Out Tenant will receive information regarding the condition of the furnished property at move-in. Tenant agrees to return the property, furnishings, appliances, and keys/remotes in substantially the same condition as received, excluding normal wear and tear. A move-out inspection may be conducted in accordance with California law. Insurance Renters insurance is recommended for protection of the tenant's personal belongings and liability. Any insurance requirement should be stated in the formal lease and comply with California law.
