Lease terms

Rent will be $2,700.00, due monthly at the first of the month with a 5 day grace period. After 5 days the renter will be charged $135 (5%) for a late fee. If renter is late on rent multiple times, eviction and or legal action will be required. Renter pays all utilities. No smoking or pets. First and last month's rent due at signing. Renters are responsible for all damage repairs and much upkeep the property to the HOA standards. HOA fee is the renters responsibility. The backyard grill must be cleaned after every use, or it may result in a fire. Air filters must be changed every 3-4 months, which are located on the ceiling in all bedrooms. The hot water heater must be serviced once a year, and the sprinkler system must be weathered in the early fall. Other than that, I hope you enjoy your new home.
