Application Required for Tours. Executive home in one of Cumming's most desirable neighborhoods. Professionally maintained landscaping is included, along with water, septic, trash service, and HOA dues. Multiple lease term options are available with reduced monthly rent for longer commitments. Pets are welcome with approval. Lease Lengths Available: 1 Year $3,750/month 2 Years $3,500/month 3 Years $3,250/month Security Deposit: First month's rent + last month's rent. Deposit is refundable less any lawful deductions for damages, unpaid rent, cleaning, or lease violations. Rent is due on the 1st of each month. 4-day grace period. $250 late fee if rent is not received by the end of the grace period. Included: Water & septic Trash service Landscaping HOA dues Tenant Pays: Electricity Natural gas Internet Cable/TV Telephone Pets allowed with prior approval. Up to 3 pets. Non-refundable pet fee: 1 pet: $250 2 pets: $500 3 pets: $750 Monthly pet rent: $25 per pet per month. No smoking or vaping permitted anywhere inside the home, garage, porches, patios, balconies, or enclosed structures. Renter's Insurance Required throughout the lease. Minimum $100,000 personal liability coverage. Lawn care and routine landscaping are included. Tenant is responsible for keeping the yard clean between visits (including pet waste) and may not alter landscaping without written permission.
