Property Address: 593 Thumper Drive, Ranson, WV Monthly Rent: $2,395.00 Lease Term: Twenty-Four (24) Months Security Deposit: $2,395.00 due prior to move-in. Included in Rent: HOA Fee Sewer Fee Tenant Responsible For: Electric Water Trash Service Internet/Cable Any other utilities not specifically listed above Application Requirements: Credit and background check required Income verification required Rental history verification may be required Applicant must demonstrate sufficient income to support rent obligations Occupancy: All occupants over the age of 18 must be listed on the lease and approved by Landlord. Pets: Pets considered on a case-by-case basis Maximum of two (2) approved pets $35 monthly pet rent per approved pet Tenant responsible for all pet-related damages Unauthorized pets are prohibited Smoking Policy: No smoking or vaping inside the dwelling. Maintenance: Tenant shall maintain the property in a clean and sanitary condition. Tenant shall promptly report maintenance issues. Tenant shall replace HVAC filters as needed throughout the lease term. Property Condition: Property must be returned in substantially the same condition as received, ordinary wear and tear excepted. Professional cleaning of carpeted stairways required upon move-out if pets are approved during tenancy. Parking: Parking permitted only in designated areas and in compliance with HOA regulations. Keys: Keys, Mailbox Keys, Garage Remotes & Access Devices Tenant acknowledges receipt of all keys, mailbox keys, garage door openers, remote controls, and any other access devices provided at move-in. Tenant shall be responsible for the replacement cost of any lost, damaged, or unreturned keys, mailbox keys, garage remotes, access cards, fobs, or other access devices. If a key, mailbox key, garage remote, or access device is lost during the lease term and Landlord determines that rekeying or replacement is necessary for security purposes, Tenant shall be responsible for the associated costs. At the termination of the lease, all keys, mailbox keys, garage remotes, access devices, and other property belonging to Landlord must be returned. Failure to return such items may result in deductions from the security deposit for replacement and/or rekeying costs. Tenant lockouts requiring Landlord assistance may be subject to a service charge plus any third-party expenses incurred by Landlord. Additional Terms: Tenant shall comply with all HOA rules and regulations. No subletting, Airbnb, VRBO, or other short-term rentals permitted. Lease subject to approval of application, background screening, credit review, income verification, and landlord approval Tenant shall be responsible for any fees, fines, or charges imposed by the HOA as a result of Tenant's actions, negligence, guests, pets, vehicles, or lease violations.
