Lease terms

Lease Terms: Lease Duration: 12-month lease preferred. Longer lease terms may be considered. Monthly Rent: $3350 per month. Security Deposit: $3350 One month's rent due at lease signing. Application Fee: $0 per applicant (non-refundable). Move-In Costs: First month's rent and security deposit required before move-in. Utilities: Tenant is responsible for all utilities, including electricity, natural gas, water, sewer, trash, internet, and cable services. Tenant is responsible for setting up utility accounts before move-in. Pets: Pets may be considered on a case-by-case basis. Additional pet deposit and/or monthly pet rent may apply. Breed and size restrictions may apply. Maximum of 1 pets. Smoking Policy: No smoking or vaping permitted inside the home, garage, or any enclosed structures on the property. Parking: Attached 2 car garage and driveway parking available. Street parking must comply with City of Fort Collins regulations and HOA rules (if applicable). Maintenance Responsibilities: Tenant is responsible for routine yard maintenance, including mowing, watering, weeding, and snow removal. Tenant must promptly report maintenance issues to the landlord. Tenant is responsible for replacing HVAC filters as instructed. Landlord is responsible for major repairs and maintenance of building systems and appliances provided with the property. Occupancy Requirements: Occupancy limited to approved tenants listed on the lease. Background, credit, income, and rental history verification required. Gross household income should generally be at least 2 times the monthly rent. Additional Terms: Renters insurance is required throughout the lease term. No subleasing or short-term rentals (including Airbnb or similar platforms) without written landlord approval. Property must be maintained in a clean and sanitary condition. All adults 18 years and older who will reside at the property must submit a separate rental application.
