NO PETS MUST BRING PAYSTUBS AND CREDIT SCORE TO VIEW PROPERTY Terms: The premises are leased for one year, commencing the 1st day of July 2026 and ending the 30th day of June 2027. One month upon expiration of this lease, a new lease agreement must be agreed and signed by Lessee and Lessor. Rent: The Lessee shall pay rent in the amount of $ 2,300.00 per month for the above premises, to be due on the lst day of the month in advance to Landlord. A late fee of $25.00 per day will be charged upon passing the 5th day of the month. Utilities: The Lessee shall pay for all services and utilities supplied to the premises. Sublet: The premises shall be occupied by the Lessee only. The Lessee agrees not to sublet said premises nor assign this agreement nor any part thereof without the prior written consent of Landlord. Any guests or family members invited by Lessee may not stay for more than 14 days out of a calendar year (12 months). Lessee must notify the Landlord in writing of dates and duration of when guests and family are coming to stay. Inspection of Premises: Lessee agrees that he/she has accepted the condition of the premises in its present state, and that there are no repairs, changes, or modifications to said premises to be made by the Landlord. Lessee shall permit landlord or landlord's agent to enter the premises at reasonable times and upon reasonable notice for the purpose of making necessary or convenient repairs, or to show the premises to prospective tenants, purchasers, or mortgagees. Indemnification: Landlord shall not be liable for any damage or injury to Lessee, or any other person, or to any property, occurring on the premises, or any part thereof, or in common area. Lessee needs to notify landlord of any new issues (not caused by Lessee) that require repair within 1 day in writing. Landlord will endeavor to repair the issue as soon as possible. Lessee Agrees: To keep said premises in a clean and sanitary condition; To properly dispose of rubbish garbage and waste in a clean and sanitary manner at reasonable and regular intervals and to assume all costs of extermination, fumigation for pest infestation caused by Lessee; To properly use and operate all electrical, gas, heating, plumbing facilities, fixtures and appliances, etc.; To not destroy, deface, damage, impair or remove any part of the premises, their appurtenances, facilities, equipment, furniture, furnishings, and appliances, nor to permit any member of his/her family, invitee, licensee or other person acting under his/her control to do so; No damages of the premises--inside and outside--other than regular wear and tear is permitted. Tenant must return the premises in "broom-clean" condition. Tenant is responsible for legal fees for property damages, related lease violation issues, and related fines. To not be a nuisance or common waste. To not cause noise or other nuisance so as to garner complaints from neighbors or law enforcement (e.g., loud party noise, domestic disturbance or fights, etc.), To keep the premises safe, clean and shovel snow so that it does not cause hazard to pedestrians, Not to smoke or vape on premises, Not to grow or smoke marijuana, or use illegal drugs, Not to participate in illegal activities. Maintenance of Premises: Lessee takes care of all landscaping in the front and back yards. Lessee agrees to remove weeds and keep the shrubbery thereon in good order and condition, and to keep the sidewalk surrounding said premises free and clear of all obstructions; to replace in a neat and workmanlike manner all glass and doors broken during occupancy thereof; to pay due precaution against freezing of water or waste pipes and stoppage of same in and about said premises and that in case water or waste pipes are frozen or become clogged by reason of neglect of Lessee, the Lessee shall repair the same at his own expense as well as all damage on premises caused thereby. Use of premises: Lessee shall not use said premises for any purpose other than that of a residence and shall not use said premises or any part thereof for any illegal purpose. Lessee agrees to conform to municipal, county and state codes, statutes, ordinances and regulations concerning the use and occupation of said premises. Pets and Animals: No pets or animals are allowed in or on the premises. Insurance: Although the Landlord has paid a fire insurance on the premises in case of fire damage, the insurance does not cover the Lessee's personal items. Lessee must obtain personal insurance to protect their own personal property during fire or theft or other incidence. Renter insurance is required for the entire duration of rental. Access: Landlord shall have the right to place and maintain "For Rent" sign in a conspicuous place on said premises for thirty days prior to the vacating of said premises. Landlord reserves the right of access to the premises for the purpose of (1) inspection; (2) repair, alterations or improvements; (3) supply services; or (4) to exhibit or display the premises to prospective or actual purchasers, mortgagees, tenants, workmen, or contractors. The lease period is agreed for a period of 12 months. If occupancy is for less than a twelve (12) month period, Lessee will be liable for the remaining months of rent. Lessee shall notify the Landlord in writing one month prior to the expiration of a lease agreement of an intention to have or not to have a new lease. Surrender of Premises: In the event of default in payment of any installation of rent or the expirations of said term of this lease, Lessee will quit and surrender the said premises to Landlord. Any violation or failure to adhere to the terms of this lease may result in immediate termination of lease and lessee could be evicted immediately. Deposit(s): With this new lease, the Lessee agrees to give the Landlord an equivalent of 2 months rent as a security deposit ($4600) and a $500 non-refundable cleaning fee. The security deposit might be refundable at the time of moving out, dependent upon all and any portion of the following conditions are met: (1) Lessee shall fully perform obligations thereunder and those pursuant to Chapter 207, Laws of 1973 or as may be subsequently amended; (2) Lessee shall clean and restore said residence and return the same to Landlord in its initial condition, except for reasonable wear and tear upon the termination of this tenancy; (3) Have no remedy or repair for damages to the premises; (4) Lessee shall surrender to Landlord all keys to premises (three front-door keys, one mailbox key and one garage opener which were provided to Lessee at the time of moving in). (5) Lessee shall have paid off all the responsible utility, garbage and other related bills.
