Rental History We ask that applicants demonstrate a positive rental history. This includes: Providing accurate and complete rental history for the past 2 years. Showing a record of responsible tenancy, such as paying rent on time and maintaining good communication with landlords. Applicants with limited rental history are welcome additional information or a higher security deposit may be requested to support the application. Income We welcome a variety of income sources and aim to be flexible while ensuring affordability: Applicants should have a stable income that is around 2.5 times the monthly rent. Twelve months of verifiable employment will be required if used as a source of income We accept employment income, self-employment, benefits, assistance programs, and other lawful sources of income. Supporting documents like pay stubs, benefit letters, or tax returns may be requested to verify income. Credit Credit history helps us understand financial responsibility, but we consider the full picture: We look at overall patterns rather than one-time issues. Medical and educational debt, as well as pandemic-era rent debt, are not counted against applicants. A lower credit score or limited history won't automatically disqualify you additional deposits or documentation may be accepted. Criminal History We follow fair housing guidance and only consider criminal history when relevant: We focus on recent and serious convictions that may impact community safety. Past issues do not automatically disqualify someone each application is considered individually, respectfully, and in context.
