Thank you This gorgeous apartment is a detached single unit with it's own private entrance. The apartment is 700 square feet so you will have lots of space. The entire place has recessed lights and retractable ceiling fans. **Since ALL BILLS ARE PAID, the MAX number of full time occupants is 2 adults. The price per month for 1 full time occupant is $1,350. For 2 full time occupants the price would be $1,550. ** My family lives in the main home and the unit is in the back. If you are trying to move within the next 4 weeks, we require a small deposit of $150 to secure the apartment for you and remove the listing. If you are trying to move in more than 4 weeks out, we will require a higher deposit because of the risk of turning down other tenants who may want to move in earlier. In the past prospective tenants have said they are interested, but on the day of the move in they don't show up and other tenants that were interested lose out on the apartment. I can send you my ID (with the DL redacted) so you can verify my name and that the property belongs to me (I'll give you the link to the County Assessor). Message me if you are interested, thank you! Rooms: - The apartment is furnished but can be offered unfurnished. The rooms have a queen bed and a twin bed. - GUEST POLICY: Because all bills are paid we only allow 2 guests, twice a month. No exceptions please. - The apartment has 2 rooms. Both rooms have a closet. - The bathroom has a rain shower style. - There is a mini-split a/c & heating unit in the kitchen and each room has retractable ceiling fans. - Since all bills are paid, the price per month for 1 full time occupant is $1,3500 includes: high speed internet, electricity, water, gas, and trash. For 2 full time occupants the price would be $1,550. - The security deposit is $1,350 for one tenant. For two tenants the security deposit is $1,550. If there are no damages after moving out, the deposit is fully refundable. The only fee that is deducted is the cleaning fee of $150. - If your credit score is below 600 we can work with you. We would just ask for a higher deposit: 1 tenant $1,800 ; 2 tenants: $2,000. - We allow small to medium sized pets (45 pounds max). If you have 1 pet we ask: $300 pet deposit (fully refundable if no damage is found) and the cleaning fee is increased to $180. If you have 2 pets we ask: $500 pet deposit (fully refundable if no damage is found) and the cleaning fee is increased to $220. - A 12 month lease is required. We usually rent to students so we prefer longer leases as well (1-3 years). - This apartment is move in ready. - I require a background check through Zillow, $35 fee (paid by you). If this property doesn't work out you can use this background check application for other units. If there are two tenants, for safety purposes I require each tenant fill out the background application. - No smoking or drugs on the property. - A cleaning fee is deducted from the deposit. - This apartment has it's own private entrance. - I also want to call out that this unit is DOWNSTAIRS (there's another separate unit below it) and this place is near the highway so there's some noise. I want to call it out in case you're a light sleeper as we cannot control the noise. Kitchen and Living Room: - The unit comes with: gas stove, microwave, washer and dryer, and full size refrigerator. - There is a 40 inch Smart TV in bedroom 1. - Laundry & Dryer in the unit. - GATED driveway and Ring security system for peace of mind and package delivery notifications. This is super beneficial, especially if you work the night shift. You won't need to worry about having any safety issues. - Driveway or street parking available. - Total space of the apartment is 700 square feet. Location: - The home is located near Bragg Street and Cochran Street. Timeline: 1. I will ask that we video chat or if you are in town you can tour the apartment, so I can answer any questions. 2. If you still want to move forward, I'll send you the Background Check application, you pay a $35 fee 3. I get the background check report in 1-2 hours after you submit it. 4. If everything checks out on the background check, I'll send you the lease afterwards. 5. If you are trying to move within the next 4 weeks, we require a small deposit of $150 to secure the apartment for you and remove the listing.
