1. Background and Credit Checks are conducted on all adults.
2. Clean credit history and credit score of 700 or higher.
3. Income requirement is minimum 2.25 times the rent.
4. No past dues, collections or evictions.
5. Clean criminal history with no felonies or violence-related criminal convictions.
6. Positive landlord reference for the past 3 years.
7. The criteria above are not all-inclusive, and other factors may apply; it is only meant to be a guideline.
LEASE TERMS:
1. Seeking a 12-month lease, this can be renewed.
2. Renter's insurance is required throughout the lease term.
3. Security deposit $3600 equal to one month's rent.
4. Only the tenants approved by the owner shall occupy the home. Any occupant other than a short-term guest shall be subject to owner's approval.
5. Tenant should provide the details of all the occupants of the home in the lease contract.
6. Tenant pays for water, sewer, gas, electricity, trash.
7. One pet may be accepted with owner conditional approval. A non-refundable pet fee of $500 applies.
MAINTENANCE:
1. Snow removal and lawn mowing are tenant responsibility. Owner will take care of Lawn fertilization and lawn weed control.
2. Tenant responsible for upkeep of landscaped areas - trees, shrubs and weed control over the mulched and areas with landscaping rocks.
3. Tenant responsible to irrigate lawn through automated irrigation sprinkler system and for seasonal upkeep - spring start-ups and winter blowouts.
4. Salt type and levels in the water softener should be maintained by the tenant.
5. Tenant should replace the furnace air filter at least every 3 months.
