Rental Terms Lease Terms * Minimum 12-month lease preferred. * Security deposit required. * Income and rental history verification required. * Background and credit screening required for all applicants 18 and older. * No smoking or vaping permitted inside the home. Pets * Pets considered on approval. * Breed, size, and number restrictions may apply. * Additional pet deposit and/or monthly pet rent may be required. Tenant Responsibilities * Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, and internet. * Tenant is responsible for routine lawn care, landscaping, snow removal (if applicable), and general upkeep of the premises. * Tenant must replace HVAC filters regularly and promptly report any maintenance issues. * Renters insurance is required prior to move-in and must be maintained throughout the lease term. Owner Responsibilities * Owner will maintain major systems and perform repairs due to normal wear and tear. * Professional maintenance will be provided for covered repairs after notification by the tenant. Additional Information * No subletting or short-term rentals (including Airbnb or VRBO). * Occupancy limits apply in accordance with local regulations. * Home is professionally managed and maintained. * Available for move-in on the agreed-upon date.
