Lease terms
Tenant pays all utilities (except water, trash, and HOA fees) and pest control, must maintain renter's insurance. No smoking on property, no waterbeds, no sublease. We will need to see a minimum of 3 months proof of income in the form of recent check stubs, bank statements, or other verifiable sources, showing that your gross monthly income is 3 times the monthly rent of the property you are applying for - combined gross income if multiple people are applying.
