Lease terms

Property: 586 S 400 E, Centerville, Utah 84014 Monthly Rent: $2,500 Lease Term: Minimum fixed term of twelve (12) consecutive months. Move-Out Notice: Tenant must provide Landlord at least sixty (60) calendar days' advance written notice of the intended move-out date. This applies when moving out at the end of the fixed lease and during any subsequent month-to-month tenancy. Providing notice does not permit early termination or release the Tenant from rent or other obligations through the end of the fixed lease term. Occupancy: The property may be used only as a private residence by the occupants named in the lease. No room rentals, shared-housing arrangements, replacement roommates, assignment, subletting, short-term rentals or online rental listings are permitted. Every adult occupant must apply and be approved. Pets: No pets or animals are allowed without prior written approval. Alcohol and Drugs: Alcohol is prohibited anywhere within the property boundaries, including the home, garage, driveway and yard. Illegal drugs, unlawful controlled substances and drug-related criminal activity are prohibited anywhere on the property. Lawn Care: From April through September, the Tenant must mow the lawn whenever it clearly and reasonably needs mowing and keep the lawn edges trimmed. Mowing is also required outside those months if continued grass growth makes it reasonably necessary. Landlord provides lawn mower Snow Removal: Tenant is responsible for timely snow and ice removal from the driveway, walkways, sidewalks, steps and other areas serving the property. Maintenance: Tenant is responsible for routine cleanliness, ordinary consumable items and damage caused by the Tenant, occupants, guests, animals, negligence or misuse. Landlord is responsible for the roof, structural components, major water and sewer lines, plumbing, electrical, heating, hot-water systems and legally required habitability repairs when the problem was not caused by the Tenant. Access: Except in emergencies or other legally permitted circumstances, Landlord will provide at least 24 hours' notice before entering the property.
