Lease terms

LEASE TERMS Initial lease term of 6 months, with the possibility of renewal for a 12-month lease. Monthly rent due on the 1st of each month. Tenant is responsible for all utilities. First month's rent and a minimum of 25% of the security deposit are required before move-in. The remaining security deposit balance must be paid in full within the first 3 months of the lease. If approved, any required pet deposit must be paid in full before the end of the first month of tenancy. TENANT REQUIREMENTS To be considered, applicants must provide: Valid government-issued photo ID. Proof of income. Credit score/history review. Background check. Completed rental application. TENANT POLICIES Tenants must respect all parking areas and park only in designated spaces. Quiet hours are from 10:00 PM to 7:00 AM. Excessive noise, loud music, parties, or disturbances are not permitted during these hours. Tenants must maintain the property in a clean, safe, and sanitary condition. Occupancy is limited to approved tenants listed on the lease agreement. Guests are welcome but may not establish residency without landlord approval. Pets are subject to landlord approval and applicable pet deposit requirements. Tenants must comply with all applicable federal, state, county, and local laws, including Nevada landlord-tenant regulations. Any damage caused by tenants, occupants, guests, or pets may result in charges and/or deductions from the security deposit. Respect for neighbors, common areas, and surrounding property is required at all times. Additional lease terms and property-specific rules will be reviewed and discussed with approved applicants before signing the lease agreement. By signing the lease, tenants agree to comply with all terms, conditions, policies, and provisions contained in the rental contract.
