Lease terms

Lease Terms & Tenant Responsibilities Applicant Eligibility Requirements * Verifiable gross household income must be at least 2.5 times the monthly rent * Positive rental history required * Satisfactory credit history required * Maximum occupancy: 2 residents * One small dog (25 lbs. or less) may be considered, subject to owner approval and applicable pet rent * Owner pays: HOA dues and water service * Tenant pays: electricity, gas, and trash services * Renters insurance is required and proof of coverage must be provided prior to move-in * First month's rent and security deposit are due at lease signing Smoking Policy * This is a non-smoking property * Smoking, vaping, and the use of any tobacco, cannabis, or similar products are strictly prohibited inside the condominium, on the patio, and within any exclusive-use areas of the property Garage Use * The garage may be used for limited storage of personal belongings and vehicle parking only. * Tenant must maintain sufficient space within the garage to park their vehicle(s) as intended. * The garage may not be converted into a living area, office, workshop, business space, or used for excessive storage that prevents vehicle parking. Pet Policy * One (1) small dog weighing no more than 25 pounds is permitted, subject to owner approval * A monthly pet rent of $50 will be charged for the approved pet * Tenant is fully responsible for any pet-related damage to the property * Tenant must promptly clean up all pet waste and comply with community pet regulations * Any damage, repairs, cleaning, odor remediation, or HOA fines resulting from the pet shall be the responsibility of the tenant HOA Compliance * Tenant agrees to comply with all Colony Park HOA rules, regulations, bylaws, and CC&Rs * A copy of the applicable HOA rules and regulations will be provided at lease signing * Any HOA violations, fines, penalties, fees, or costs resulting from the actions of the tenant, occupants, guests, or pets shall be the sole responsibility of the tenant Property Condition * Tenant agrees to maintain the property in a clean, safe, and sanitary condition throughout the lease term and promptly report maintenance issues to the owner. Move-In Requirements * First month's rent and security deposit due at lease signing * Proof of renters insurance required prior to move-in * Signed acknowledgment of Colony Park HOA rules and regulations required prior to occupancy.
