1. Payments Due at Signing During any approved promotion window, Tenant shall pay first month's rent, last month's rent, and any applicable non-refundable pet deposit** at the time of lease signing. Outside of a promotion window, Tenant shall pay first month's rent, last month's rent, security deposit, and any applicable non-refundable pet deposit at the time of lease signing. Possession of the property will not be granted until all required payments have been received and cleared. 2. Utilities Tenant is solely responsible for all utilities, including but not limited to electricity, gas, water, sewer, trash, and any other services associated with the property. Utility transfers must be requested no later than fifteen (15) days prior to the move-in date**. Failure to complete utility transfer may delay move-in or result in additional charges. 3. Smoking Policy Smoking of any kind is strictly prohibited inside the property and in all enclosed areas. Any damage or odor remediation resulting from smoking shall be the Tenant's financial responsibility. 4. Property Damage Tenant is responsible for any damage to the property occurring during the term of occupancy, excluding normal wear and tear. Costs for repairs or replacements will be charged to Tenant. 5. Pets A maximum of two (2) pets are allowed in the home with prior written approval from the Landlord. Proof of Orders: Tenant must provide a copy of official military orders or a signed letter from a commanding officer confirming the required relocation or deployment. Effective Termination Date: The Lease shall terminate thirty (30) days after the next rent payment is due following delivery of notice (for example, notice given in January results in termination on the last day of February). Rent Responsibility: Tenant is responsible for rent through the effective termination date but is not responsible for rent for the remaining lease term beyond that date.
