Lease Terms This is a 12-month lease for a fully furnished, 4-bedroom, 2-bathroom home on approximately 5 acres. Rent is $3,750/month, due on the 1st of each month. Security Deposit: $3,750 (one month's rent; subject to confirmation of applicable cap based on tenant's military status) Utilities: Tenant is responsible for all utility costs, including electric, water, gas, trash, and internet. The home's solar system (covering heating and water heater) is designed to help offset electric costs. Pets: Up to 3 pets welcome: 1 cat, 1 small dog (under 40 lbs), and 1 large dog (over 40 lbs). Pet rent is $50/month per pet. Pet policy is negotiable depending on the animal(s). Smoking & Vaping: No smoking or vaping of any substance - including tobacco, cannabis, and e-cigarettes - anywhere on the property, indoors or outdoors. This applies to the tenant, all occupants, and guests. Parking: Attached garage and off-street parking available. Maintenance: Tenant is responsible for routine upkeep within the gated area immediately surrounding the home (e.g., tidiness, light bulb replacement, filter changes). The remainder of the 5-acre lot outside the gated area is not part of tenant's maintenance responsibility. Landlord handles major repairs, structural issues, and the upkeep of home systems including HVAC, solar, and the swimming pool (routine pool cleaning and chemical balancing is covered by landlord). Septic system: The property uses a septic system rather than municipal sewer. Landlord is responsible for septic pumping, inspections, and repairs. Tenant agrees to proper usage (no grease, wipes, feminine products, or chemicals flushed into the system) and must promptly report any signs of septic issues (slow drains, odors, pooling water near the tank or drain field). Application requirements: Minimum credit score of 625 (negotiable); gross monthly income of at least 2.5x rent (negotiable).
