Tenant Screening Criteria All adult occupants (18+) must complete a rental application and pay the applicable screening fee. We process applications in the order received and approve the first qualified applicant who meets all criteria below. Criteria are applied consistently to every applicant. 1. Income & Employment Verification Gross monthly household income must be at least 2 times the monthly rent. Income must be verifiable through recent pay stubs (last 2 3 months), tax returns, W-2s, bank statements, or employer verification. Self-employed applicants must provide 2 years of tax returns or equivalent proof. We accept verifiable income from all lawful sources, including employment, government assistance, child support, alimony, etc. (per fair housing/source of income laws). Unemployed applicants may qualify with sufficient liquid assets, savings, or other verifiable income sources. 2. Credit History Minimum credit score of 620 (or equivalent based on the full report). No more than 1 accounts 60+ days past due in the last 24 months. No open collections No recent bankruptcies 3. Rental History Minimum 2 3 years of positive rental history (verifiable via landlord references). No evictions or unlawful detainers in the past [5 7] years. No more than [1 2] late payments or NSF checks in the past 24 months. No history of property damage, repeated noise/disturbance complaints, or lease violations. Current landlord reference must confirm timely payments and compliance with rules. 4. Background Check Criminal history is reviewed on a case-by-case basis per fair housing guidance and local ordinances. We consider the nature, severity, and recency of any conviction, along with rehabilitation evidence. Certain offenses (e.g., recent violent crimes, sex offenses, or those posing a direct threat to persons or property) may result in denial. Arrests without convictions are generally not considered. We comply with all applicable "Fair Chance" and individualized assessment requirements in Los Angeles. 5. Other Requirements All applicants must be able to enter into a legal lease agreement. No smoking inside the unit or common areas (or as per building rules). No pets. Occupancy limit: Maximum 2 occupants for this one-bedroom unit (per local codes and habitability standards). Valid government-issued photo ID required for all applicants. Application Process & Fees Applications are processed in the order fully completed applications with fees (if applicable) are received. Screening fee : $35.00 We run credit, rental history, criminal background, and eviction checks (with consent). Incomplete applications or missing documentation may be rejected. Denied applicants will receive an adverse action notice with reasons and contact info for the screening company (per FCRA). We reserve the right to deny an application if any criteria are not met or if information is falsified. Meeting these minimums does not guarantee approval if other disqualifying factors exist.
