Estimated required monthly charges do not include the required costs of utilities or rental insurance, conditional fees including, but not limited to, pet fees, or optional fees. CONDITIONAL FEES $500 Pet deposit Tenant may keep a small to medium-sized pet, defined as animals not exceeding fifty (40) pounds fully grown, subject to prior written approval by Landlord. Large breed animals are strictly prohibited. Landlord reserves the right to deny any pet based on breed, size, or temperament. Damage responsibility "Tenant is fully responsible for any pet-related damages" HOLDING DEPOSIT ACKNOWLEDGMENT Tenant acknowledges any Holding Deposit paid prior to lease execution was applied toward the Security Deposit upon approval. Tenant further understands that failure to execute the lease within the required timeframe may result in forfeiture of the Holding Deposit.
