Tenant Qualification Criteria for Renting through Gillmore Real Estate. Before filling out an application, please review our list of criteria below. If you feel you meet the criteria please apply as we would be happy to rent to you. If you have any questions, please ask. A completed and signed application from all proposed occupants age 18 or older must be submitted through RentSpree at your expense of about $40 per application. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a prospective renter. Once approved, false information will terminate your lease and initiate an eviction proceeding if needed. A $22 fee to Gillmore Real Estate, paid via Zelle, cash, cashier's check or money order for the purpose of processing your application is required with each application. You must provide photo I.D. (Driver's license or State Issued ID card or passport) and Social Security card. (Note: Military cards are not accepted.) Your credit report must show a minimum FICO score of at least 620. You must have no records of eviction in the past 7 years. We require favorable responses from references and previous landlords. Employment History and Sufficient Income: We require monthly income of 3 times the amount of your monthly rent. Income must be verifiable. You can choose to pay $10 to have your bank verify income via RentSpree at the time you provide RentSpree your completed application. Or, you provide pay stubs, employer contact, or tax records. All other income, including self employment must be verified through tax records. Rental History must be verifiable from unbiased sources. If you're related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords, your application may be declined, or we may require a qualified co-signer on your rental agreement. Qualified co-signers must meet all screening criteria plus make three times the amount of rent. We will accept the first qualified applicant. Please note that all of our properties are smoke-free. If you rent a house you must smoke outdoors. If an apartment or multi-unit there is no smoking allowed on the property. Please be sure the following four (4) items are provided, in addition to your RentSpree rental application for each applicant. Your processing fee of $22 in the form of cash, cashier's check or money order for each applicant age 18 or older. Picture I.D., current Driver's license, Green Card or Passport (Military I.D. nor accepted), a photo copy will be made for your rental file. Social Security Card, your Social Security Number will be notated to your rental file. Proof of Income: Income verification from RentSpree for additional charge of $10 paid by you OR Current paystubs or an official letter from your employer on company letterhead. For self-employed, 1099 applicants, your last two years of tax returns are required.
