Lease terms: - 3-month minimum, 6 to 12-month lease preferred. Longer terms welcome. - $2,250/month, all-inclusive. Rent includes all utilities (electric, gas, water, sewer, trash) and high-speed Wi-Fi - Security deposit: $2,250 (refundable), due at lease signing - First month's rent due at lease signing - Available August 1, 2026 - No smoking - No pets - Maximum 2 occupants, 1 person preferred, couples considered case-by-case - Fully furnished. Tenant responsible for personal items only - Tenant carries renter's insurance (proof required before move-in) About living here: This is a private mother-in-law within our family home, with shared walls and ceiling between the two living spaces. We're looking for someone who is quiet, respectful, and comfortable living in close proximity to a young family. The space has its own private entrance and patio, and we're happy to give you full independence, but it's not the right fit for someone who wants total acoustic separation or plans to host frequent gatherings. Tenant screening criteria (per Utah HB0068): Applicants are evaluated holistically based on the following: verifiable income sufficient to cover rent (typically 2.5x monthly rent or equivalent stipend), credit and rental history, prior landlord references, background check, and a brief introductory conversation to ensure mutual fit given the shared-home living arrangement. We reserve the right to weigh these factors together rather than applying any single criterion as a strict cutoff. Government-issued photo ID required. A background and credit check will be run as part of the application process.
