LEASE TERMS & CONDITIONS Property Address: 5820 N Church Ave #221, Tampa, FL 33614 Lease Information Monthly Rent: $1,600.00 Security Deposit: $1,600.00 Lease Term: One (1) Year Minimum Available Date: July 1, 2026 Rent Due Date: Rent is due on the 1st day of each month. Grace Period: Rent may be paid without late fees through the 5th day of each month. Late Fee: Any rent received after the 5th day of the month will be subject to the late fees permitted under Florida law. Move-In Requirements Prior to receiving possession of the property, the Tenant must provide: First month's rent. Security deposit of $1,600. Proof of renter's insurance before move-in. Government-issued photo identification for all adult occupants. Utilities transferred into the tenant's name (when applicable). Utilities Tenant is responsible for: Electricity Internet Cable Any other utilities not specifically provided by the HOA. Appliances Included The following appliances are provided by the Landlord: Refrigerator Range/Oven Dishwasher Microwave (if installed) Washer Dryer The Tenant is responsible for keeping all appliances clean and in good operating condition. Air Conditioning The Tenant must replace the HVAC air filter once every month. Failure to replace the filter resulting in damage to the HVAC system may become the Tenant's responsibility. Maintenance Responsibilities Landlord Responsibilities The Landlord is responsible for: Structural repairs. Plumbing, electrical, and HVAC repairs not caused by tenant negligence. HOA dues. Community amenities maintenance. Tenant Responsibilities The Tenant agrees to: Keep the property clean and sanitary. Promptly report maintenance issues. Replace light bulbs and smoke detector batteries when needed. Not flush wipes, paper towels, grease, or other improper materials into plumbing. Maintain cleanliness to prevent pests. Washer & Dryer Washer and dryer are provided as a convenience. The Tenant is responsible for: Proper operation. Cleaning the lint filter after each use. Any repairs required due to misuse or negligence. The property is located within the Tampa Racquet Club community. Tenant agrees to: Follow all HOA rules and regulations. Observe parking restrictions. Respect community amenities and common areas. Avoid any activities that disturb neighbors. Any HOA violations or fines caused by the Tenant shall be the Tenant's responsibility. Occupancy Only approved occupants listed on the lease may reside in the property. Guests staying longer than fourteen (14) consecutive days or more than thirty (30) days in any twelve-month period require written approval from the Landlord. Smoking Smoking and vaping are not permitted inside the condominium.
