Lease terms

The renters of this unit will only have access to street parking and may not park in the driveway at any time. Quiet hours are strictly enforced from 10:00 p.m. to 7:00 a.m No pets allowed. No subletting. No smoking of any kind is permitted inside the property, but allowed outside. The landlord covers Utility costs up to $150. Any amount exceeding this limit is billed to the tenant as an overage. All tenants agree to follow house rules set by the Owner/Property Manager that comply with California Law, including those provided after the move-in date. Landlord reserves the right to install visible security cameras in exterior common areas, including the front stairs, shared porch area, and parking area, for the safety and security of all residents and the property. Cameras will not be installed in private areas or directed toward the interior of any unit. Tenant acknowledges and consents to this security measure. The contract can be terminated at will with a 30-day notice.
