Lease terms

12-month minimum lease. Open to 18 and 24 month lease. Security deposit equal to one month's rent. First month's rent and security deposit are due before move-in. Tenant is responsible for electricity, gas, water, sewer, trash, internet/cable, routine lawn care, and compliance with all applicable HOA rules. Owner pays HOA dues and property taxes. No smoking or vaping inside the home. No pets allowed. Renters insurance is required throughout the lease term. Proof of active coverage must be provided before move-in and upon request during the lease. All occupants age 18 or older must submit a separate application and meet the owner's published screening criteria. Screening may include identity and income verification, credit and background screening, rental and eviction history, and references from current or previous landlords. The property may be used only as a private residence. Ordinary remote office work is permitted; however, no business activity involving customers, clients, employees, inventory, signage, commercial equipment, excessive deliveries, or increased traffic may be conducted at the property. No assignment, subleasing, short-term rentals, room rentals, or transfer of possession is permitted without the owner's prior written approval. Only tenants and occupants identified and approved in the signed lease may establish residence at the property. Guests may not use the property as their primary residence or remain beyond the guest limitations established in the lease without prior written approval. The owner or owner's authorized representative may conduct a routine property-condition walkthrough approximately once every three calendar months with at least 24 hours' advance notice. Additional access may be requested when reasonably necessary for maintenance, repairs, inspections, insurance matters, suspected lease violations, emergencies, or other legitimate property-management purposes. Tenant is responsible for routine care of the property, preventing avoidable damage, and promptly reporting maintenance or safety concerns. Additional terms, guest limitations, maintenance responsibilities, access provisions, and property rules will be included in the final written lease.
