Lease terms

Lease Terms & Utilities Owner Responsibilities: Owner will provide and pay for trash collection and lawn service. Renter Responsibilities: Renter shall pay for all other utilities, including but not limited to water, electricity, gas, internet, cable, and any optional services. HOA Fees: Renter will be held responsible for any and all fines, penalties, or fees assessed by the Homeowners' Association (HOA) that are incurred due to the renter's negligence, conduct, or failure to follow HOA rules and regulations. If an issue arises, renter must promptly notify the property owner. Failure to do so, or failure to contract the property owner to resolve the matter, may result in the renter being fully responsible for the cost of said fines or fees. Selection Criteria for Rental Applications Applications will be reviewed and approved or denied in accordance with fair housing laws. Grounds for denial may include, but are not limited to, the following: 1. Criminal History: Any history of violent offenses, property damage, drug-related offenses, theft, or other crimes that may pose a threat to the property, landlord, neighbors, or community. 2. Previous Rental History: Evictions, broken leases, repeated late payments, property damage, or poor references from previous landlords. 3. Current Income: Insufficient income to cover rent and utilities (typically requiring a minimum of 3x the monthly rent in gross income). 4. Credit History: Low credit score, excessive debt, unpaid utilities, unpaid rent, or outstanding collections that may affect the applicant's ability to pay rent consistently. 5. Failure to Provide Accurate Information: Omitting, falsifying, or misrepresenting information on the application. Additional Protective Clauses Occupancy: Only the individuals listed on the lease agreement are permitted to reside in the property. Unauthorized occupants or subletting without prior written consent from the owner is prohibited. Maintenance & Repairs: Renter must maintain the property in a clean, safe, and sanitary condition. Any damages caused by renter, guests, or pets (beyond normal wear and tear) are the renter's responsibility. Insurance Requirement: Renter is required to obtain renter's insurance for personal property and liability coverage. Pets: If pets are allowed, they must be disclosed and approved in writing. Renter will be responsible for any pet-related damages or additional fees. Non-Smoking Policy: Smoking (including vaping) may be restricted inside the property to preserve condition and reduce fire risk. Late Fees: Rent not received by the due date is subject to late fees as outlined in the lease. Returned payments will also incur applicable fees. Right of Entry: Landlord reserves the right to enter the property with proper notice for inspections, repairs, or emergency situations.
