Lease terms

A minimum 12-month lease is preferred. All applicants must complete a rental application, provide proof of income, and undergo standard credit and background screening. The security deposit is equal to one month's rent and is due at lease signing, together with the first month's rent. Tenants are responsible for all utilities, including electricity, gas, water, internet, and any other services they choose to establish. The property is strictly non-smoking. Smoking, vaping, and marijuana use are not permitted inside the home. Pets may be considered on a case-by-case basis and require the owner's prior approval. Approved pets are subject to both a pet deposit and an additional monthly pet fee. Applicable breed, size, and number-of-pet restrictions may apply. Parking is plenty available on the street, and there is generally ample space near the house. The current tenants have an officially designated accessible parking space directly in front of the property. This may be especially helpful for a tenant with a qualifying disability; however, continued use or transfer of the space is subject to local permitting requirements and approval by the appropriate authorities. Tenants are responsible for routine exterior maintenance, including lawn care, leaf removal, and snow and ice removal. Tenants are also expected to keep the home clean and in good condition, replace light bulbs and HVAC filters as needed, and promptly report any maintenance concerns or damage. Renters insurance is required throughout the entire lease term.
