Lease terms

Lease Length: 9-month lease. Security Deposit: One month's rent due at lease signing. Rent Due: Rent is due on the 1st of each month. Late Fees: A late fee will be assessed if rent is not received within 5 days of the due date. Application Requirements: All applicants 18 years of age or older must complete an application and pass a credit, background, and eviction history screening. Income Requirement: Gross household income should be at least three times the monthly rent. Utilities: Tenant is responsible for all utilities, including electricity, gas, water/sewer, trash service, internet, and lawn maintenance. (Adjust this if you plan to cover any of these.) Pets: Pets will be considered on a case-by-case basis and are subject to landlord approval. Additional pet fees $200. Smoking: No smoking or vaping is permitted inside the home. Maintenance: Tenants are expected to maintain the property in good condition, promptly report maintenance issues, and replace HVAC filters as recommended. Landlord is responsible for major repairs not caused by tenant negligence. Occupancy: Only individuals listed on the lease may occupy the property. Renters Insurance: Proof of renters insurance is required before move-in and must be maintained throughout the lease term.
