Lease terms

Lease Duration: Minimum lease term of 12 months, renewable upon agreement. Rent Amount: $2,800 per month payable on the first of each month. Tenent is responsible for utilities and lawn care (must maintain care based upon Bentonville and POA guidelines). Security Deposit: $1,000, refundable upon lease termination and subject to property condition. Utilities: Tenant responsible for electricity and water (City of Bentonville), gas (Black Hills Entergy), and internet (Cox Communication). Maintenance: Landlord responsible for major repairs; tenant responsible for minor repairs and regular upkeep including lawn maintenance. Pets: Pets are not allowed. Tenants will be asked to move out of the home if pets are found to be living in or on the property. No Smoking: Strictly no smoking allowed inside the property. Insurance: Tenant strongly encourged to carry renters insurance. Entry and Inspection: Landlord has the right to enter for inspection with 48-hour notice. Subleasing: Subleasing not permitted. Additional guests are not allowed to stay in the home for more than 5 days. Termination Notice: A 30-day written notice required for lease termination. Late Fees: A late fee of $100 will be charged for payments received after the 5th of each month. Tenant responsible for any damage to provided furnishings or walls (no screws, nails only for decor) and appliances beyond normal wear and tear. Move-In/Move-Out Inspection: Pre- and post-lease inspections to assess property condition. Use of Property: Residential use only; no illegal activities permitted. Alterations: No alterations or improvements to the property without landlord's consent. This includes screws into walls. Any wall decor should be added without such items. Tenant will be responsible for any damage done to walls during their stay. Parking: Tenant will have full access to the 2-car garage and exterior parking.
