Lease terms

-- Prefer 12 month lease. Open to discussion. -- Anyone age 18 or older must apply and be on the lease as a paying tenant. -- Monthly rent is $2250, due on or before the 1st of each month. -- Move in deposit is $2000, and is not applicable to the last month's rent. The deposit will be returned, less an itemized list of charges for damages beyond normal wear and tear. -- The home is offered in excellent working order, as well as impeccable move-in ready order. Tenant is responsible for the cost of repairs due to negligence or misuse -- owner will make repairs or will hire a third party to make repairs, and the cost will be owed by the tenant, in full, within thirty (30) days of the date of the invoice(s). -- Tenant(s) to pay all utilities -- water, gas, electricity, cable/internet. -- Tenant(s) to provide lawn service. Lawn will be maintained in an orderly fashion, as well as to be watered as needed to keep grass and shrubs in good condition. -- Prefer no pets (case by case basis); per pet security deposit of $300 is non-refundable. -- Each tenant is responsible for the rent in full, due on or before the 1st of each month. No partial payments accepted. There is a $50/mo. discount if the rent is paid in full before the 1st of ea. month. -- Early termination does not remove obligation for the full lease term. -- No smoking of any type anywhere on property. -- Parking in driveway only -- no parking on street/in yard. -- Tenant to change a/c filter on first of every month (in conjunction w/ rent payment timing). -- Zero maintenance performance by tenant(s). All maintenance requests to be submitted in writing (email) to owner. -- No modifications to property/structures/rooms/addition of tv mounts/cable or internet connections without express consent of owner. This includes no attachment of curtain rods to walls/wood trim. Owner has provided blinds in windows, as well as tension rods for window coverings. -- Tenant(s) are not to feed any wildlife on the property (city has an ordinance regarding the feeding of invasive fowl ie. Muscovy ducks). -- No commercial vehicles parked/stored on property. --
