All required disclosures will be provided before lease signing. Rental Application & Underwriting Process Thank you for your interest in our property. To ensure a fair, consistent, and transparent screening process, all applicants must complete the following steps. Step 1: Schedule a Property Showing All prospective applicants are encouraged to view the property before submitting an application. Step 2: Submit an Application Each adult (18 years of age or older) who will occupy the property must submit a separate application. Application Fees (Non-Refundable) Primary Applicant: $35.00 Each Additional Adult (18+): $20.00 Step 3: First Underwriting Review Income Verification Applicants must: Have a combined gross monthly household income of at least three (3) times the monthly rent Required income: $3,600/month Provide three (3) months of bank statements Provide three (3) months of paycheck stubs or acceptable proof of income Provide two (2) valid government-issued forms of identification for each adult applicant Additional documentation may be requested if needed. Step 4: Second Underwriting Review Third-Party Screening Applicants who successfully complete income verification will proceed to third-party screening. Screening includes: Credit Report Credit Score Review Rental History Review Eviction History Review Criminal Background Screening conducted in compliance with applicable Chicago Fair Housing and Fair Chance Housing Ordinances Third-Party Screening Fee $49.99 per adult applicant Minimum Screening Requirements Minimum credit score: 550 No evictions within the past 10 years Move-In Costs Non-Refundable Move-In Fee: $600.00 Non-Refundable Administrative Fee: $300.00 First Month's Rent: $1,200.00 Total Move-In Cost: $2,100.00 Important Information All application and screening fees are non-refundable. Every adult 18 years of age or older must complete the application and screening process. Applications must be complete before review. Additional documentation may be requested during underwriting. Providing false, misleading, altered, or incomplete information may result in denial. Meeting minimum requirements does not guarantee approval. Each application is reviewed as a complete package according to established underwriting guidelines and applicable fair housing laws.
