Lease terms

Landlord shall be responsible for Water and Trash service. Tenant(s) shall be solely responsible for Gas and Electricity, including all deposits, monthly charges, and usage fees associated with such services. Failure to maintain active utility accounts may constitute a breach of this Lease under utility obligations. This is a Non Smoking Premises. Smoking of any substance including but not limited to tobacco, marijuana, or electronic vapor products is prohibited inside the unit, within common areas, and anywhere on the property. Violation of this provision may result in fees, remediation charges, or termination of tenancy consistent with non smoking rules. Tenant(s) are authorized to park registered vehicles in the two assigned parking spaces designated by Landlord. No other vehicles, including guest vehicles, recreational vehicles, or inoperable automobiles, may occupy the assigned spaces without Landlord's written approval. Unauthorized parking may result in towing at the vehicle owner's expense pursuant to parking regulations.
