Listing Summary / Tenant Expectations The homeowner lives out of state and is looking for a renter who is willing to help care for the property. This may include reasonable weed abatement around the house, some pest control, and treating the pond. In exchange, rent is reduced from $2,200 to $2,000/month. 1. Parties & Property Landlord: The Kevin Kendrick Trust, [Jared Kendrick] as Trustee. Tenant: [Name(s)]. Property: Single-family home on ~30 acres, including garage, pond, and grounds, at [full address], Powell, WY. Unfurnished. 2. Term Initial term: 12 months, beginning [date], then converting to month-to-month unless either party gives 30 days' written notice. Either party may terminate the month-to-month tenancy with 30 days' written notice. 3. Rent Market rent: $2,200/month. Reduced by a $200/month land-care credit (see Section 7) for an effective rent of $2,000/month, due on the 1st, late after the 5th. If the Tenant stops maintaining the grounds as described in Section 7, the credit is forfeited and rent reverts to $2,200/month. Paid by direct deposit / check to the Trust account designated by the Trustee. Late fee: $[50] after the grace period. 4. Security Deposit $2,000 (one month), due at signing. Returned within the period Wyoming law requires after move-out and receipt of a forwarding address, less documented deductions for damage beyond normal wear. 5. Emergency Repair Fund $1,000, funded by holding back $1,000 of the first month's rent. The Tenant pays nothing extra, and the fund is the Trust's money (kept separate from the security deposit). The Tenant may use it for genuine emergencies (no heat, burst pipe, well or septic failure) up to the $500-per-item limit in Section 9, with receipts. The Tenant fronts the cost and is reimbursed from the fund or credited against the next month's rent. After any draw, the fund is topped back up from rent so it stays at $1,000. Reconciled at lease end. 6. Insurance Tenant must carry renter's insurance for the full term, with a minimum of $[100,000] personal liability and coverage for the Tenant's personal property. The policy must name the Kevin Kendrick Trust as an additional interested party. Proof of an active policy is required before move-in, and Tenant provides updated proof on renewal. Lapsed coverage is a lease violation. 7. Utilities & Services Tenant pays: electricity (Rocky Mountain Power), propane usage (Blakeman), trash (Keele Sanitation), internet/phone (none provided at the house), and any services Tenant adds. Landlord/Trust pays: property taxes, dwelling/structure insurance, and the annual propane tank rental. 8. Grounds, Land & Fire Mitigation In exchange for the $200/month rent credit, Tenant maintains the immediate grounds: mowing, weeding, reasonable weed abatement around the house, light pest control, and treating the pond. Fire/weed control: Tenant keeps cheat grass, tumbleweed, and other fire-fuel vegetation knocked down around the house, garage, and driveway, and reports any large-scale invasive spread (Russian olive, cheat grass across acreage) to the Landlord. Large-acreage spraying is the Landlord's call and expense, not the Tenant's obligation. Pond: Tenant operates the aerator on its timer and applies the provided treatments per the supplied instructions. Notify Landlord if equipment fails. Well & septic: Tenant uses both responsibly - no non-flushables, no chemical dumping, report leaks or slow drains promptly. 9. Maintenance & Repairs Tenant handles minor repairs and upkeep (filters, bulbs, small fixes) and may deduct documented costs from rent, sending the Trustee copies of all receipts. Blanket approval up to $500 per item. Anything over $500 requires the Trustee's approval before the work is done. Larger projects require a written quote from a local contractor, approved by the Trustee in advance. Tenant reports any issue affecting habitability or the structure within [48 hours]. 10. Occupancy & Guests Permitted occupants: [list names]. Guests staying longer than 10 consecutive days (or 14 days in any 6-month span) require Landlord consent. Immediate family (children, siblings + spouses, parents) fall under the 10-day allowance. 11. Pets & Livestock Pets/horses allowed with prior written consent.
