Utilities included and within reasonable use. There is a maximum monthly amount for heating/cooling, renter pays difference upon receipt of bill. Short Term Rental, mid June - end of August. 3 month rental only. Boat not included. Lease ends at 12 noon August 31, 2026 Credit check required with minimum of 650 credit score on all adults listed on lease that are living in the home. No additional guests may live in the home. There is no subleasing allowed without expressed, written permission by landlord 30 days in advance. Professional cleaning of home required and paid for by renters. This includes washing of all linens and mattress covers for all beds, bathrooms and kitchen, dishes/utensils and returned to cabinet, inside all appliances including washer/dryer, fridge and freezer, oven, microwave, counter top appliances, and upholstery cleaning Renters responsible for any damage of the home inside or outside. Including furniture, appliances, decor, linens, windows, doors/locks, flooring, yard, etc. this is not an all Inclusive list. Renters required to report any issues with water, heating/cooling, appliances, roof, fencing, boat dock, tubs, toilets, sink drainage, leaks of any kind, downed trees or large branches, flooding, any odor, etc. immediately upon issue being made aware to renter. This is not an all inclusive list. Renter expected to use proper judgement should an issue arise to prevent further or more severe damage to the home, dock and grounds. Renter responsible for renter insurance and provide copy to owner before possession for full term of rental. Renter shall maintain a clean home at all times. There is absolutely no smoking or vaping of any substance or essence allowed in the home at any time. Routine, announced home inspections will take place during lease period by management representative. Renter may not sublet home or allow anyone to live in the home other than renters listed on application at time of taking possession. Pets may not be introduced to the home that are not pre-approved at time of lease start by owner of the home. Pet deposit is required and is non refundable. Deposit is returned within 21 days after lease ends if all requirements are met including : no damage to home and its contents, the grounds, and is cleaned professionally, including upholstery (see outline above), as required per lease terms previously mentioned.
