Lease terms

1. Utilities The Tenant shall be solely responsible for the payment and maintenance of all utilities associated with the premises, including but not limited to: Water Electricity Gas All utility services must be established in the Tenant's name and remain active throughout the duration of the lease. Failure to maintain active utility service shall be considered a violation of this Agreement.2. Pet Policy A maximum of two (2) pets are permitted on the premises. All pets must be approved by the Landlord prior to occupancy or introduction onto the property. Unauthorized pets are strictly prohibited and constitute a violation of the lease. Tenant agrees to: Maintain control and supervision of all pets at all times Prevent pets from becoming a nuisance or causing disturbances Comply with all local laws and regulations related to animal ownership Damage & Liability Responsibility The Tenant shall be fully responsible for any and all damage to the property caused by: The Tenant The Tenant's guests Any pets on the premises This includes, but is not limited to: Structural damage Flooring, walls, fixtures, or appliances Odor or sanitation issues caused by pets Tenant agrees to: Repair or reimburse the Landlord for any damages beyond normal wear and tear Accept full financial liability for pet-related damages and associated costs 4. Enforcement Failure to comply with any of the above terms may result in: Additional fees or charges Deduction from security deposit Lease termination in accordance with applicable laws
