Lease Duration: 12-month lease required. No month-to-month or short-term rentals. Rent: $3,275/month, due on the 1st of each month. Solar Bonus: The home is equipped with solar panels. Your Xcel Energy bill will be automatically offset by whatever the panels produce so you only pay for any electricity used beyond what the solar generates. Tenant does not pay separately for solar; the benefit passes through directly on your Xcel statement. Smoking and Pets: No smoking of any kind on the premises, including inside the home, on the patio, and in the yard. No pets permitted. No exceptions. Parking: Two car tandem garage and two driveway spots. Street parking also available. Lawn/Yard Maintenance: Tenant is responsible for lawn mowing and general yard upkeep. Landlord will maintain any trees and larger landscaping items. Snow Removal: Tenant is responsible for snow removal from walkways and driveway. Interior Maintenance: Tenant is responsible for regular upkeep and light home maintenance (i.e., replacing light bulbs). Any damage beyond normal wear and tear will be deducted from the security deposit. Landlord will handle major repairs and maintenance (water heater, sewer, furnace, sprinklers, etc), as well as replacing furnace filters (every 90 days) and smoke/CO detector batteries (every 12 months). Renters Insurance: Required. Tenant must provide proof of a renters insurance policy with minimum $100,000 liability coverage prior to move-in. No Subleasing: Subletting and Airbnb/short-term rental use are strictly prohibited.
