Lease terms

24-month lease preferred. All adult applicants are subject to credit, criminal background, eviction history, income, employment, and rental-history verification. Applicants must demonstrate satisfactory credit history and the financial ability to meet the monthly rental obligations.Minimum 650+ credit score preferred, with gross household income of at least 4x monthly rent, subject to overall application review. No prior evictions or outstanding landlord-related judgments. Criminal background screening will be conducted in accordance with applicable Fair Housing laws and landlord screening criteria. Tenant is responsible for all utilities, including water/sewer, natural gas, electricity, internet/cable, and any other individually billed utilities. Tenant is responsible for routine lawn and yard maintenance, including mowing, weeding, leaf removal, and snow removal from driveway and walkways. No smoking or vaping inside the property. Pets are not permitted unless specifically approved by the landlord in writing and documented through a separate pet agreement. Renter's insurance is preferred throughout the lease term. Security deposit and first month's rent are due according to the executed lease agreement. Property must be used solely as a private residence. No unauthorized occupants, subleasing, or short-term rental use is permitted. Showings available by appointment.
