Any party activity will prompt police intervention and immediate eviction without refunds. Unauthorized guests at the unit or pool will incur a $100 fine per person. All guests are required to sign a rental agreement and undergo a background check. Early check-in can be requested a day before arrival and is subject to approval, with a rate of $20 per hour before standard check-in times (4:00 PM Mon-Sat, 5:00 PM Sundays). Late check-out is subject to approval and must be notified in advance; standard check-out is 10:00 AM, with fees of $20.00 for 11:00 AM and $40.00 for 12:00 PM. Checking out beyond 12:00 PM incurs a $300.00 penalty and immediate expulsion. Pets must be disclosed and approved in advance, with no pets over 50 lbs allowed. An extra one-time fee per pet per stay applies, with varying costs based on the length of stay ($100/pet for 1-2 nights, $150/pet for 3-6 nights, $250/pet for 7-29 nights, $300/month/pet for 30+ nights). Visitors are generally not allowed without prior notification. Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways, with a $1000 fine if discovered or reported. Quiet hours are strictly observed from 10pm - 8am. Parties are not allowed, including loud music, with a $1000 fee if a party is discovered or a neighbor complains of excessive noise. Guests will be charged for stained or damaged sheets/towels, with a $10 charge if face towels are stained. Packages/mail cannot be sent to the address. A $600 penalty applies for lost keys/clicker/fob, and a $500 penalty if locked out. Altering any safety device, including the security camera at the entrance, will lead to immediate termination of the stay with no refund. Repairs may occur without prior notice and cannot be used as a reason for a refund. All stays longer than 29 days must be cleaned by housekeeping at the guest's expense ($150).
