Lease terms

Monthly Rent: $6,300 per month. Security Deposit: $6,300, due before move-in. Lease Term: Minimum one (1) year. Longer lease terms may be considered. Rent Due Date: Rent is due on the 1st of each month. Late fees will apply for rent received after the due date as allowed by California law. Occupants: All adult occupants (18 years or older) must be listed on the lease. Unauthorized occupants are not permitted. Renters Insurance: Tenant is required to maintain renters insurance for the entire lease term and provide proof of coverage before move-in. No Subletting: Subleasing, assigning the lease, Airbnb, VRBO, or any other short-term rental is strictly prohibited. Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, garbage, internet/cable, and landscaping maintenance. Property Maintenance: Tenant agrees to keep the home clean, well-maintained, and in good condition throughout the lease. Damages: Any damage to the property beyond normal wear and tear, including damage caused by negligence or misuse by the tenant, occupants, or guests, is the tenant's responsibility and may be deducted from the security deposit. The tenant is responsible for repair costs that exceed the amount of the security deposit. Alterations: No alterations, painting, installations, or modifications to the property are allowed without the landlord's prior written approval. Pets: No pets are permitted unless approved by the landlord. If approved, a pet deposit and/or additional pet rent may be required. Smoking: No smoking or vaping of any kind is permitted inside the home, garage, or anywhere on the property. Included Appliances: The home includes a refrigerator, washer, dryer, dishwasher, microwave, and oven/range for tenant use. Tenants are responsible for proper use and any damage caused by negligence or misuse.
