# General Lease Terms * **Lease Term 12-month lease minimum. * **Monthly Rent $2,200 due on the 1st day of each month. * **Security Deposit Equal to one month's rent, due prior to move-in. * **Move-In Costs First month's rent and security deposit due upon lease signing. Last month's rent may be required based on applicant qualifications. * **Occupancy Maximum occupancy in accordance with local and state regulations. * **Utilities Tenant is responsible for electricity, water/sewer, cable/internet, and any other utilities unless otherwise stated. Landlord is responsible for HOA dues. * **HOA Compliance Tenant agrees to comply with all HOA rules, regulations, parking restrictions, and community guidelines. * **Lawn & Exterior Maintenance Maintained by the HOA. Tenant is responsible for keeping patios, entryways, and outdoor areas clean and free of debris. * **Pets Pets considered on a case-by-case basis with landlord approval. Pet deposit and/or monthly pet rent may apply. Breed and weight restrictions may apply. * **Smoking No smoking or vaping permitted inside the home or garage. * **Parking Parking permitted in the garage and driveway only. No commercial vehicles, RVs, boats, or trailers unless permitted by the HOA. * **Maintenance Tenant is responsible for replacing HVAC filters, light bulbs, smoke detector batteries, and reporting maintenance issues promptly. Tenant is responsible for damages caused by negligence or misuse. * **Subletting Subleasing or short-term rentals (including Airbnb or VRBO) are strictly prohibited without written consent from the landlord. * **Alterations No painting, mounting televisions, installing fixtures, or making alterations without prior written approval. * **Late Fees Rent not received by the due date may be subject to late fees as permitted under the lease agreement and Florida law. * **Move-Out Property must be returned in clean condition, ordinary wear and tear excepted. Keys, garage remotes, and access devices must be returned at move-out. * **Background Requirements Applicants are subject to credit, criminal, employment, income, and rental history verification. Gross household income should generally be at least three (3) times the monthly rent. * **Availability Home is offered for long-term residential occupancy only and is available subject to landlord approval.
