Financial & Screening Criteria Income: Verifiable net income (take-home pay) must be at least 3x the applicant's out-of-pocket rent portion. Credit: 620+ required for standard approval. Scores of 580 619 may be conditionally approved with additional upfront funds (first month, last month, and full security deposit). Scores under 580 are automatically denied. Background: No open bankruptcies, and no eviction judgments within the last 5 years. Move-In & Payment Details Lease Duration: Standard 12-month agreement. Holding Fee: Once approved, a non-refundable holding fee is required immediately to secure the unit and take it off the market (this fee is fully credited toward your move-in costs). Rent Payments: All rent is collected electronically via a third-party portal. Utilities & Property Maintenance Utilities: Resident is strictly responsible for all utilities, including water, sewer, gas, electric, and neighborhood trash service. Lawn Care: Resident is responsible for weekly lawn mowing and trimming during proper seasons, as well as snow removal.
