Rental Terms and Property Policies Utilities: Water and electricity are not included in the rent. Tenants are responsible for establishing and maintaining accounts with the utility providers. Subleasing/Additional Residents: Additional occupants may be permitted with prior approval from property management and must be disclosed before signing the lease or upon moving in. Application Requirements: Proof of employment and references are required with all applications. Property Inspections: Property evaluations will be conducted every six (6) months for maintenance purposes, including items such as HVAC filter replacement and system inspections. Lawn Care: Tenants are responsible for maintaining the lawn or may arrange to have the landlord provide this service for an additional fee. Internet Service: High-speed internet is available in the area. Setup and monthly service charges are the responsibility of the tenant. Smoking Policy: Smoking of any kind is strictly prohibited on the property. Violation of this policy constitutes a breach of the lease agreement and may result in termination of the lease and a minimum thirty (30) days' notice to vacate. Garbage Disposal: Tenants are responsible for proper disposal of all household trash and may not allow garbage to accumulate on the property or outside trash containers. Tenants may either remove their own trash or arrange and pay for private garbage collection services. A Waste Convenience Center is located within two (2) miles of the property, and trash pickup service is available in the area at the tenant's expense.
