Lease terms

House is to be used as a private residence only. Only tenants specified on lease, and occupants (such as children) are allowed to live on the property. Rent is due monthly, in advance, on the first day of the month, paid by check, money order, or other traceable or negotiable instrument. A security deposit equal to one month's rent must be paid at signing. Arrangements and payments for all utilities is Tenant's responsibility Repairs to any damages to the Premises caused by Tenant or occupants is Tenant's responsibility. Maintenance, repairs or replacement requests that are the obligation of the Landlord must be made in writing. Tenants/occupants are not allowed to alter the premises, including the Landlord's lock system. Tenants/occupants are not allowed to assign this lease or sublease any portion of the Premises. Tenant agrees to disclose any pets that would be moving in to live on premises prior to bringing into Premises and not to keep any undeclared pets anywhere on the Premises. Tenants agree to maintain all landscaping in the front and back yard. Tenants agree to allow Landlord to enter the Premises to perform Landlord's obligations, inspect the Premises, and show the Premises to prospective tenants or purchasers. Tenant agrees to move out of the Premises at the end of the Term, leaving the Premises in the same condition as the beginning of the lease term.
