No Smoking allowed Rent is $3,100 per month plus utilities (electricity and internet). Water, sewer, and garbage are included. First month's rent and a security deposit equal to one month's rent ($3,100) are required at move-in. A $45 application fee applies to each adult applicant and includes credit, criminal, and background screening. Renters insurance with a minimum of $100,000 liability coverage is required. This is a non-smoking property. Small pets may be considered on a case-by-case basis, subject to approval. A maximum of two pets weighing up to 40 lbs each may be approved. If approved, a $500 pet deposit per pet and $50 monthly pet rent will apply. The HOA also requires a non-refundable $250 move-in fee due prior to occupancy. Applicants must have a minimum credit score of 700, with no delinquent accounts, charge-offs, unpaid debts, open bankruptcies, eviction history, or collections. Household income must be at least three times the monthly rent. A 12-month lease is required. No co-signers or portable screening reports will be accepted.
