Lease Terms | Requirements & Process Lease Duration Lease Term: Minimum lease term of 3 months. Longer-term leases are preferred. Before applying or scheduling a showing, please review the following requirements: Applicant Qualifications No felony convictions or evictions within the past 10 years Minimum 620 credit score to qualify (Applicants with lower credit may be considered on a case-by-case basis) Income Requirement (Houses): Gross monthly income must be 2.5x the monthly rent Housing programs that cover 100% of rent may qualify without income verification Rental History Previous landlord reference required (name, phone, email, and address) If applicant is a homeowner, rental history may be waived with proof of ownership Pets No pets allowed inside the property. This could be negotiable. Utilities & Smoking Tenant is responsible for all utilities No smoking permitted inside the property Application & Screening A one-time, non-refundable administrative fee is required to cover application processing and background/credit screening Screening fee is paid after initial application review No rent or security deposit is required until application approval and property viewing Move-In Requirements Upon approval, first month's rent and security deposit are due prior to move-in Lease signing and move-in may occur the same day once approved Application Process 1. Submit rental application with valid photo ID 2. Application and rental history are reviewed 3. Approved applicants complete screening 4. Property is viewed and lease terms confirmed 5. Lease is signed and move-in completed Applicants are required to submit all requested documentation (photo ID, proof of income, bank statements, etc.) within 1 4 days of request. Incomplete applications may result in the property being offered to the next qualified applicant.
