12 month lease. Unit available October 1, 2026. PLEASE NOTE: Every person over the age of 18 must submit an application. No more than 2 total occupants. Owner pays hoa dues, irrigation dues, all exterior maintenance is included by HOA. Tenant pays water/sewer/trash, and Electricity seperately. $50 application fee per applicant. MINIMUM REQUIREMENTS No Criminal Felonies for the last 7 years (No Felonies related to Sex Crimes, Child Crimes, or Violent Crimes will be approved under any circumstances) Income to be 2.5x the rental rate Good Rental History (no evictions, less than 2 late payments within the last year, no outstanding debts or damages owed to a landlord) Based on Individual Credit Scores the following may be applicable: credit scores 680 or below are subject to additional security deposits, co-signers or possible denial. Each resident over the age of 18 must submit a separate rental application. Please reference each roommate on the application you are applying with. Co-Signers must sign the lease and are also financially responsible for the rent. Contact me if you are interested in touring before you apply, which may be possible in between current short term rental bookings. TOURING POLICY Please contact me to schedule a showing. SECURITY DEPOSIT /ADDITIONAL MOVE IN FEES After your application is approved, it is necessary to provide the signed lease and the security deposit within 24 hours. The security deposit needs to be paid in certified funds only. If the lease is not signed and the security deposit is not received within 24 hours, your application may be canceled. $200 will be non-refundable and used for cleaning. Tenant(s) are eligible for the $200 reimbursement if the property is deemed to be 'in better condition' when they vacate. No Pets allowed. No smoking of any kind allowed anywhere on the property. 2 parking spots included (one is the attached one car garage). Companion, Service & Therapy Animals Official documentation is required for your Companion/Service/Therapy Animal to be accepted. No Pet Fee or Pet Security Deposit is required for these animals; however the tenant is still financially liable for any damage the animal causes. Companion/Service/Therapy animals must not be aggressive and pet cleanliness will be required.

The kitchen is equipped with tons of cabinet space, a fridge, stove, dishwasher, microwave and garbage disposal. Washer/dryer included. One car garage with remote. Water softener installed. Low-maintenace (all yard care included). The townhome will be empty, not furnished. Keeping the unit fully furnished could be negotiated as an option if desired.
