Lease terms

1. Renter are responsible for Water, Gas and electric. 2. The tenants must submit a modification request via email to landlord to gain approval before any modification can be made. 3. The landlord will be responsible for paying the monthly HOA fees. 4. The washer and dryer are included. The free standing appliances such as refrigerator for tenant to use, and tenants shall have the option of repairing them at their own expense, or have to install their own. 5. It's required for tenants to obtain an adequate renter insurance to cover property, liability, and other expenses in case of loss. 6. Tenants have house and carpets professional cleaned after moving out but prior to turning back property to landlord. Cleaning receipt shall be provided upon exiting the property. 7. Move-in inspection will be conducted prior to or on the moving-in date. 8. Failure to change filter on a regular basis shall result in tenants paying for HVAC repair and replacement service. 9. Tenants will be available to be present for house repair work. 10. The pet isn't allowed in this lease. Tenants should submit a pet application and pay an one-time pet fee to keep a pet. 11. The property has standard safety features, but it doesn't have extra child-proof features. Tenants have been advised to setup childproof or other extra safety measures as they see appropriate. 12.
